Rental Agreement

By confirming your booking, you agree that you have read and agree to the terms outlined in the property listing as well as those listed below. Exchange of money AUTOMATICALLY constitutes acceptance of all terms and conditions set forth herein.

1. Check-In / Check-Out Times. Check-in starts at 4:00 PM (EST). Check-out time is 10:00 AM (EST). Check-in instructions will be sent to the email used on the booking with your door code 48 hours prior to your check-in date. Check-out instructions will be sent to the same email around noon the day before your scheduled check-out. Please follow these instructions carefully.
2. Booking. The price you see is the best available price for our fully furnished cabin and amenities. If the dates you see are available, please feel free to book them, no need to ask. :) Accepting your request to book, sending a pre-approval, or a confirmed booking does NOT override our booking requirements (check-in or checkout times, etc.)
3. Refunds. No refunds will be given for inclimate weather, storms, natural disasters, power outages or other things outside of our control. If you decide to book our mountain cabin in winter and it snows, you may want to have a four wheel drive vehicle. Not mandatory, but not our fault if you have trouble on the roads. We HIGHLY recommend purchasing CFAR (cancel for any reason) trip insurance. Many credit cards offer this as well if used to book the reservation. While we understand things happen, it is YOUR responsibility to protect yourself, not ours.
4. Smoking. We have a strict NO SMOKING policy in the cabin. You will be fined if the cabin smells of smoke or smoking related litter is found. You will be responsible for any losses incurred (i.e. lost night of booking due to the cabin still smelling of smoke). Any drugs and/or illegal substances are also forbidden.
5. Pets. We love our dogs and have taken them on many of our own vacations. However, for this cabin we cannot allow pets of any kind so as to accommodate those with allergies, etc. If you bring a pet, you will be fined and asked to leave without a refund.
6. Noise. Our cabin is part of an HOA. Noise restriction after 10PM. If you want to party all night, this is not the cabin for you.
7. Cameras. We have an outdoor camera only. This is for your and our protection. There are no inside cameras. Any touching or tampering with the camera will result in a fine and you being asked to leave the property.
8. Maintenance. Things break. If you find something broken or not working, it is because no one has told us. Please just KINDLY let us know and we will work to correct the issue as soon as possible. Routine maintenance tasks are typically not handled during a guest stay. No refund or rate adjustment will be made for unforeseen failures such as the supply of electricity, water, pool filtration systems, air conditioning, telephone, internet, television or cable service, appliances, etc.
9. Fires. No fires allowed inside or out. The gas fireplace, grill and firepit is all you get! Fireworks of any kind, sparklers, etc., are also forbidden.
10. Hot Tub. The hot tub is drained, cleaned, and refilled after each guest visit. No one under the age of 18 should use the hot tub without a parent or guardian present at all times. We are not your personal physician so if you have medical conditions making hot tub use a bad idea, then please do not use the hot tub. Hot tub use is AT YOUR OWN RISK. The cover folds back and should be replaced after each use. Do not stand or sit on the cover. Damage to the cover will result in a fine for the cost of replacement.
11. Property Damage. This is our home. Please treat it as if it were your own. Guests are responsible for the property, its contents, and themselves during occupancy. Guests must lock windows and doors securely when not in the premises. Rearranging the furniture or removing any items from the unit is prohibited. GUESTS MUST REPORT ANY DAMAGES PRIOR TO YOUR DEPARTURE IN ORDER TO BE COVERED BY THIS DAMAGE WAIVER. Every item will be looked at before arrival and after departure. If you cause damage, please notify us immediately.
12. Stealing. We have inventory lists and photos of the cabin with furniture and items in their places. If anything is found missing after your stay, you will be charged for the value of the missing item. Please do not take towels to the community pool. If you forget them, they are lost and you will be charged.
13. Cleaning. The cabin is cleaned and high touch surfaces are disinfected after every guest stay. Our cleaning fee is based on a courteous guest who cleans up after themselves and takes care of the cabin and our things. Finding a hair or bug does not constitute an issue and entitle you to a refund. If you have a true issue with overall general cleanliness of the cabin, please notify us right away. If you trash the place, make a huge mess and this requires additional time by the cleaning crew to get the cabin ready for the next guests, you will be charged for this extra expense.
14. Photos. We strive to keep photos up to date. Occasionally a guest breaks something or we replace a kitchen or furniture item and don’t get new photos uploaded right away. This does not constitute an inaccuracy issue, nor does it entitle you to a refund. The overall scope of what is provided is accurately represented in the photos and listing.
15. Parties. This is not a party cabin. Are you allowed to celebrate a birthday, anniversary, engagement or special event with those folks already listed on your reservation? Absolutely! You must abide by all the other rules of the cabin. Having additional unregistered guests constitutes a party and this is not allowed. This will result in immediate cancellation without refund and you will be responsible for any charges incurred as a result (cleaning, damages, additional trash, etc.)
16. Injury. If you have an emergency, call 911. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. This includes unattended children falling or jumping from bunk beds. This includes use of the hot tub which is AT YOUR OWN RISK. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
17. Legal. By signing and or submitting payment for this rental, Guests and any Occupants agree to indemnify, defend, and hold harmless the Owner, Landlord and Rental Property Manager for any liabilities, theft, damage, or expense whatsoever arising from any claim or litigation which may arise out of or in connection with Guests or Occupants use of rental property. This includes any claim or liability for personal injury, illness, damage or theft of property, incurred or sustained by Guests or Occupants. If for some reason the reserved property becomes unavailable and a refund is due to renter, the property manager and owner will not be responsible for any other direct or indirect costs or fees.
